Whether you’re working with a buyer or a seller, the pricing structure is simple and consistent. There’s no guessing, no surprise fees, and no tiered service levels based on what you select. You receive the same level of support every time.

Just as important, you don’t pay up front. Payment is due only when the file closes. If the transaction doesn’t make it to the finish line, you don’t owe a fee. It’s that straightforward. This is a true partnership. Our success is aligned—when you win, we win.

And when a deal unexpectedly falls apart, we don’t believe you should be left having to add an invoice to an already disappointing situation. Yes, that means there are times we put in work without compensation, but we’re focused on building long-term relationships, not short-term gains.

Why does it cost more based on the value of the home? That’s a good question. As everyone in real estate knows, no two transactions are exactly alike—some move smoothly from contract to closing, while others require significantly more time, communication, and problem-solving along the way. Our pricing structure is designed with that reality in mind. We scale our pricing based on the sales price of the property to ensure the cost always remains under a reasonable percentage of the commission earned, while also allowing us to effectively support the more complex and time-intensive transactions that occasionally arise. This approach helps us provide consistent, high-level service across every file while keeping pricing fair and predictable for our clients.

What if the transaction doesn’t close?

Our approach is straightforward and aligned with your success: if the transaction does not close, there is no fee for our services. It’s that simple. While our goal is for every file to progress seamlessly from contract to closing, we also understand the realities of the industry. Unforeseen challenges can arise—inspections may reveal issues, financing can fall through, or circumstances beyond anyone’s control can shift the trajectory of a deal.

With extensive experience in real estate transactions, we recognize that not every contract reaches the closing table. It’s part of the business, and we approach it with a practical, long-term perspective. Our model is built on partnership and shared outcomes—if you are not compensated, neither are we. This ensures our interests remain fully aligned with yours at every stage of the process.
